Conventional Mortgages -
A conventional fixed rate mortgage is for homeowner's looking for a payment (Principal & Interest, taxes and insurance will change the payment) which will remain the same for the life of the loan. Borrowers may request an escrow waiver if they have a downpayment of at least 20% and good credit. Downpayment on a conventional loan starts as low as 3%.
Biweekly Mortgages -

FHA Mortgage -
An FHA mortgage is insured by the Federal Housing Administration (FHA). The downpayment requirement is only 2.25% and the program allows a borrower to carry a higher debt load than most conventional mortgages. An FHA mortgage is also a little easier on past credit problems than conventional mortgages.
VA Mortgage -
VA loans, for eligible veterans & reservists, offer 100% financing with competitive rates. 100% financing means there is NO downpayment, and the seller can help pay the borrowers closing costs. A Certification of Eligibility is required, this can be obtained from your local VA office.

First time homebuyer program from New York State. Below market rate or 0% down payment programs available. Income and purchase price limitations are part of these programs.
Sub-Prime Lending -
Don't let past credit problems lock you out of a house! There are many programs that specialize in non-conforming lending. Past bankrutcy's are OK, slow payments are OK, judgements or liens are OK.
Rehab Loans -

No Income Verification Loan
Loans that do not require verification of income. Ideal for self-employed buyers. Downpayment of at least 5% and excellent credit required.
